HMH provided consultation through the entitlement process including PD Rezoning, and Architectural Review. HMH also provided topographic survey, mapping and on-site civil engineering. For this project HMH designed a unique Infiltration Trench System (permeable gutter) that provided storm water treatment for the site.

The Ranch on Silver Creek

The Ranch is a 580 acre master planned hillside community made up of four residential neighborhoods with detached luxury homes, townhomes, duets, nature trails, and abundant open space. An 18-hole championship golf course with water features, elevated tees and greens and a clubhouse winds in and out of the neighborhoods. HMH Provided Planning and Civil Engineering services taking the project through a complex entitlement process, development of construction plans and construction support. Additional coordination was required in designing for the preservation of endangered plant and animal species and existing PG&E gas and electric power transmission facilities crossing through the site.

Del Rosa at Miramonte

HMH worked closely with three entities to complete this project that has high visibility from Highway 101. HMH managed the complex project coordination between the master development partnership made up of KB Home and Lennar Homes as well the individual portions of the home builder's projects. Hampton Park

HMH helped SummerHill Homes and Taylor Morrision Homes turn underutilized industrial land into residential land uses to create a new community in San Jose. The two separate parcels and its unique property configuration presented complex site plan challenges. HMH was able to maximize unit yield while providing two significant useable common open space areas. The project included the widening of Oakland Road and installing a new median island. Kingston Village

This new home development emphasizes family and community with porches and sidewalks in the front and attached garages in the back alley. The color, shape and material choices for the landscaping elements reflect the architectural vision created for the buildings. Successful coordination of the drainage and grading considerations resulted in full integration of the retaining walls during construction. Morgan Lane / Linfield Drive

HMH worked with Taylor Morrison Homes to create a new integrated neighborhood on an underutilized commercial lot in Menlo Park. Carefully planned around mature cedars, oaks, pines and magnolias, the site plan was developed to maximize the number of lots and carefully balance the open space. By centralizing the open space, playground areas and open playing fields were created. The retention and protection mature trees resulted in an established project with character.

Boulevard

This former Underwriter Laboratory Facility provided and opportunity for HMH to create a new neighborhood of that bridged retail and commercial businesses. HMH was able to develop a site plan that provided a good street presence to the neighborhood while also providing livable interior environment. Vanderbilt

A new community of 110 single family detached homes located in Santa Clara close to shopping and transportation connections. This project will combine two housing types to increase density in the area and also blend into the existing neighborhood. Part of the project will be dedicated to a city park that will include a tot lot, game tables, picnic tables and semi active turf area. The common area landscape will be planted with new shade trees, accent plants and architectural monuments. Located on the old Lou's Village Restaurant this project infused much needed residential units in the West San Carlos Neighborhood Business District. Village Square Live-Work units that front West San Carlos blends a commercial frontage with new homes in this urban infill project. A community park includes a play structure, mailbox kiosk, bike racks, barbeques, picnic tables and the central lawn is also functions as a vegetated storm water treatment area. Trellis

A once dilapidated mobile home park was turned into a new community in an established neighborhood of Sunnyvale. A new private street connected the new neighborhood to the existing homes in the area. The new homes have an expanded side yard use area through a reciprocal use easement over the adjacent property owners land. This additional side yard allowed for creative space planning and access for the home owner to utilize.
