Campus at North First Street

Working with Tishman-Speyer and Arquitectonica Architects HMH completed entitlement tasks and on-site and off-site civil engineering tasks. This campus industrial project includes approximately 2.8 million square feet of corporate office development over a nearly 40 acres site in the "Golden Triangle" of Silicon Valley. There are eight tower buildings that range in size from 11 to 14 stories and associated multi-level parking garages. This development provides a campus environment coupled with an urban edge along North First Street that will fulfill San Jose's vision for intensification in North San Jose.
HMH provided consultation through the entitlement process including General Plan Amendment, PD Re-Zonings, and multiple PD Permits and provided permitting through the Federal Aviation Administration for determination of "No Hazard". HMH also provided topographic survey, mapping and on-site civil engineering.

Beshoff Motors & Beshoff Motors Infinity Dealership

San Jose, CA

The project is located in East San Jose on the corner of East Capitol Expressway and Tully Road. Frontage improvements required processing with both the City of San Jose and the County of Santa Clara. The formerly vacant parcel is bisected by major gas transmission mains which required coordination with Pacific Gas and Electric Company.
HMH worked with the architect and the client to bring an upscale Infinity automotive dealership to the east San Jose area. A row of palm trees add vertical interest and visibility into the site and low accent plantings accentuate the architecture of the sales office and showroom.

Ringwood Business Center

This project is located within North San Jose’s International Business Park on a formerly vacant five-acre parcel of land at the end of a cul-de-sac. The project features a "Main Street" design with three single-story buildings totaling 72,220 square feet of space. Services provided included Conceptual Master Plans and Site Plans, Entitlement Management and Processing, Landscape Architecture, Stormwater Compliance, Civil Engineering and Construction Staking.

Graniterock Design Center

HMH Landscape Architecture worked with Graniterock on the renovation of an old commercial site to make it a showcase project for their rock and landscape materials sales. The parking lot was renovated to include multiple landscape displays incorporating various types of stone. Amenities included an outdoor kitchen, sitting areas with wood arbors, an outdoor fireplace and a water feature.

Club Auto Sport

  • Private club membership for auto related events and social gatherings
  • Working with Borelli Investment Company and AAI Architects, HMH completed entitlement, civil engineering, landscape architecture and surveying tasks for this adaptive re-use project in North San Jose. This project made use of a vacant 90,000 square foot industrial building and new construction of approximately 28,500 square feet to create a "one of a kind" project. This unique project provides a secured, controlled environment for storing vintage and exotic automobiles. This storage facility is a condominium development that allows separate ownership of a storage unit and also includes a private club membership for auto related events and social gatherings.
    HMH provided guidance through the development review process, designed a complete rehabilitation of the site’s landscape, completed on site and off site engineering plans and provided construction staking.

Silicon Valley Corporate Center

Working with Equity Office and VTBS Architects, HMH provided entitlement, landscape architecture, survey, civil engineering and storm water quality design services. This Class "A" office campus encompasses approximately 31 acres located in the urban industrial area near Hwy 101 and is a Gateway to Santa Clara. The project site is comprised of eight parcels and is currently developed with several one and two-story office/industrial buildings, surface parking and a restaurant. The proposed project includes up to 1,969,600 square feet of office space and up to 35,000 square feet of retail. The new mixed-use corporate center would include four towers, four five-story parking structures, four one-story retail buildings with adjacent surface parking.
HMH provided consultation through the entitlement process including General Plan Amendment, PD Re-Zoning, full landscape architectural design, as well as permitting through the Federal Aviation Administration for determination of "No Hazard". HMH prepared a topographic survey, mapping and on-site civil engineering including landscape based storm water treatment.

The Campus at McCarthy Ranch

Located in the McCarthy Ranch business park; this Silicon Valley Class A Office project is part of a growing trend by Equity Office to reexamine their current portfolio and seize opportunities to increase project density throughout Silicon Valley. Currently Phase 1 consists of three existing office buildings totaling 496,464 square feet and associated parking on 32 acres. Phase 2 will include five new buildings totaling an additional 919,350 square feet. HMH assisted Equity Office with the City of Milpitas to increase the projects entitlement limit from .35 FAR to a .50 FAR. Project build out will provide 1,415, 814 square feet of office space.
A key role of HMH was to assist Equity Office in understanding the City's policies and development constraints that affected the site. Equity Office was able to capitalize on intensification provisions in key city policies that allowed the existing project and approvals to increase nearly 50%. HMH provided expert knowledge of the City of Milpitas’s staff and policies to guide Equity Office through a Development Agreement and Entitlement Agreement including processing of an Environmental Impact Report.
HMH also worked with Equity Office on providing Civil Engineering, Landscape Architectural and Stormwater Compliance design documents for the cities S-Zone permit process. HMH assisted the project design team in the submittal process for LEED-NC certification.
